We were founded in order to explore new ideas for our own capital and recognized the potential for private market, real estate and alternative investment opportunities. This entrepreneurial mindset remains with us today and is core to our way of conducting business.

Though we are known for investing in private, alternative and real assets, we also offer more traditional insights into public markets. The overriding strategy of Marshall Street is to optimise the quality of the investment decisions and returns to the investor. It should not be forgotten that to some investors a social element or special purpose may be a significant factor in the creation of our strategy.

All potential investments are subjected to a rigorous due diligence process before they are presented to our clients.

We believe in a structured approach to reporting to investors both in person and through regular updates.

The lead Partners have an enviable track record in all sectors of the property business being Commercial, Residential, Land and Corporate Acquisitions.

Performance

Over the past 25 years we have invested in and purchased property companies, property portfolios, individual buildings, commercial and residential land.

The returns we have produced have been both exceptional and consistent.

Opportunity

The property market always presents opportunity although the nature of that opportunity varies greatly depending on the economic cycle. The reasons for the change in sentiment are also not always the same. What is certain though is that the market is always changing. In uncertain times values degrade, which combined with restrictions in available finance, present opportunities for equity investors to take advantage of under priced assets, where those assets are controlled by experienced Asset Managers. We have delivered profits in all market conditions.

Silveroak Portfolio

The 13 assets were sold over the course of a 2.5 year period generating Equity IRR’s in excess of 30%.

The portfolio comprised of 13 properties located in Central London, the South East, the Midlands, the North West and Scotland.

The properties totalled 312,291sqft with a rent roll of £4,167,673.

The portfolio was broken up with various exit strategies for each asset which included enhancing leases, tenants, change of use, refurbishment and development.

The Printworks

The ongoing project was purchased in January 2021 with Equity IRR’s expected to be 25-30%.

Located in Central London, The Printworks comprises of 35,249sqft of commercial space and 100 apartments.

The strategy is to enhances the leases to the existing commercial tenants. In addition, the creation of additional residential units in the 7,000sqft of vacant space.

Extensive, long-established network of property professionals and real estate agents focused on the UK market providing access to unique commercially viable on and off-market transactions.

Evaluation

Initial filtering of deal flow. Evaluation including a full review and verification of property data and  information provided by vendor.

Conduct viability analysis, risk/return profile, timelines of development/investment.

LEVEL 3

Due Diligence

Further in-depth analysis focusing on specific criteria relating to the property, surrounding market in conjunction with macro-overview. Conduct first site visit.

LEVEL 4

Financial Modelling

Build and develop proprietary financial model of the project and investment. Investigate specific debt requirement and pricing. Further enhancement of financial model to include scenario analysis of risk/returns.

Founding Partner David Butt is responsible for the Corporate Finance business and the overall strategy of the firm. Adrian Powell leads our Real Estate offering and our Technology, Media and Telecoms business is led by Mark Butt.

David Butt

MANAGING PARTNER

David has over 22 years financial market experience working with Institutional, Family Office and UHNW clients in delivering and executing on a range of transactions including capital markets, corporate finance and wealth management.

David was formerly UK/International Market Head and Managing Director for Societe Generale and Credit Suisse, having previously been based in New York, Sydney and Zurich before moving back to London in 2017. David began his career in London as an analyst at Gartmore Investment Management.

David founded Marshall Street Advisors as a consequence of the growing gap between client requirements and the solutions on offer from financial institutions. He is also an active investor and holds both advisory and Non Exec positions.

Adrian Powell

REAL ESTATE PARTNER

Adrian spent 10 years in the City of London building a high profile career in banking and finance. He started at Citibank in 1989 in Foreign Exchange & Derivatives then as a Director of UBS. His final role was as First Vice President of First Chicago restructuring their European Foreign Exchange and Derivatives business.

During his career, Adrian has generated market leading $1bn+ deals, restructured businesses, managed high profile multi national relationships, created new banking products and developed new banking systems.

He founded and built over the next 20 years a highly successful multi award winning Property Development & Investment company achieving annual returns on capital in excess of 50% .

Adrian graduated with First Class Honours in Mathematics from the City University, London in 1989.

Mark Butt

TECHNOLOGY, MEDIA AND TELECOMS PARTNER

Mark is an entrepreneur with over 20 years professional experience in the fields of commercial strategy, mergers & acquisitions, media buying, programmatic technology and advertising operations.

Since launching his first venture in 2001, Mark has been a first mover in some of the most significant changes to hit digital advertising. Mark has remained at the forefront of digital and programmatic technologies for both media buying and selling, working hands on with leading ad-tech platforms.

In 2007 Mark sold his company NASH to Media Corporation plc, an AIM listed company on the London Stock Exchange for which he subsequently served as a Board Member. As Managing Director of Eyeconomy Ltd, the online advertising division, he launched the IASH network offering, secured key publisher contracts such as Northern & Shell Media Group, and served on the steering committee for the Digital Trading Standards Group (DTSG).

Ciaran Rooney

ADVISOR

Ciaran has spent the last decade advising and being part of the senior management team of disruptive venture backed businesses and venture capital investors.

During this time he has been part of the senior leadership teams of two IPOs - Rockley Photonics on NYSE in 2021 ($1.2bn) and eve sleep on London:AIM in 2017 (£135m), raised in excess of $500m of investment in aggregate across multiple equity rounds, venture debt, senior debt, PIPEs, ATMs and convertible bonds, set-up a $42m manufacturing joint venture in China, negotiated complex multi-year development programs with some of the largest technology companies in the world, worked with Governmental bodies in various jurisdictions on accessing innovation funding, led acquisition strategy and implementation, managed IP strategy and negotiated numerous inbound and outbound complex commercial cross-border partnerships and strategic relationships.

Ciaran works closely with management teams on fundraising, corporate development, exit planning and general growth advisory.

BUSINESS DEVELOPMENT PARTNER

Shaan is a seasoned Entrepreneur and Founder with over 25 years of experience as a strategic and operational partner for family offices. He has a wealth of expertise across a diverse array of industries - FMCG, Media, Technology, HoReCa/Leisure, Natural Resources, Retail and Distribution and Regulated sectors.

Shaan is a trusted and respected thought partner to the board, offering a unique blend of strategic insight and practical, hands-on support. He has a proven track record of entering new markets and establishing a foothold for long-term, sustainable growth. He is skilled at identifying untapped opportunities and developing innovative strategies to capitalise on them.

Christine Sinkins

BUSINESS MANAGER

Christine has over 18 years’ experience in Business Management. She has held various senior management roles focusing on the daily business flow and profitability for a leading global construction company.

Her knowledge and experience extends to accounting, legal and regulatory requirements and management of human resources. Prior to her time in management, Christine spent time working as a teacher in the south east of England.
